What is deal packaging software?#

Deal packaging software helps property sourcers turn a deal they have found into a professional presentation for investors: running the numbers, producing a branded deal pack, and handling how it is shared. What is a property deal pack?#

A deal pack is the document a property sourcer sends to investors to present a deal: the property details, purchase price, refurbishment costs, projected end value or rental income, and the returns. Dealist generates deal packs automatically from your analysis as professional PDFs carrying your own branding.

Who is Dealist for?#

How is Dealist different from PropertyData or a spreadsheet?#

PropertyData is a strong research tool for market data, comparables, and finding areas to source in. It sits at the start of the workflow. Dealist sits at the other end: once you have a specific deal, it analyses it across five strategies with correct three-nation stamp duty and packages it into branded, trackable deal packs and Deal Cards. A spreadsheet can model a deal, but it will not keep SDLT, LBTT, and LTT rules current, produce a white-label PDF, or tell you which investor opened it. Many sourcers use a research tool and Dealist together.

Does Dealist work in Scotland and Wales?#

Yes. Dealist has real LBTT (Scotland) and LTT (Wales) calculation engines alongside SDLT for England and Northern Ireland, so deals anywhere in Great Britain and Northern Ireland get the right tax treatment, including additional-dwelling surcharges.

Does Dealist work outside the UK?#

No. Dealist is built specifically for the UK market. Stamp duty, area data, and deal conventions are all UK-specific by design. That focus is what makes the numbers trustworthy.

Which investment strategies does Dealist analyse?#

Five: Flip (buy, refurbish, sell), Buy-to-Let, BRR (buy, refurbish, refinance), HMO (room-by-room rental), and Serviced Accommodation. You can run the same property through several strategies on separate tabs and compare them side by side before deciding how to pitch it.

What is property deal analysis?#

Property deal analysis is working out whether a deal stacks: what it costs to buy and refurbish, what it will be worth or rent for, and what return that leaves after tax, financing, and fees. Dealist structures that analysis for you: editable assumptions, standard industry formulas for ROI, yield, and cashflow, and stamp duty calculated for the right UK nation.

Does Dealist calculate stamp duty correctly for Scotland and Wales?#

Yes. Dealist routes each property by postcode to the right tax: SDLT in England and Northern Ireland, LBTT in Scotland, and LTT in Wales, including additional-dwelling surcharges and company purchase rules. Postcodes that straddle a border are flagged so you can confirm the country explicitly. Most generic calculators only do English SDLT.

What does the AI area intelligence include?#

For each postcode, Dealist compiles crime levels, average local prices, 12-month price trends, and rental yield context, then produces a plain-English AI summary covering the investment case, the neighbourhood, and the considerations an investor will ask about.

Are the returns calculations accurate?#

The analyser uses standard industry formulas for ROI, gross and net yield, and cashflow, with every assumption editable: purchase costs, refurb, financing, fees, voids, and management. You stay in control of the inputs; Dealist makes sure the maths and the tax are right.

Deal packs & sharing#

What should a property deal pack include?#

A good deal pack covers the property itself (address, type, photos), the numbers (purchase price, refurbishment budget, projected end value or rent, ROI and yield), the area (local prices, trends, demand), the strategy, your contact details, and a legal disclaimer. Dealist packs include all of these as toggleable sections: cover, summary, deal overview, photos, investment highlights, investor pitch, financial breakdown, area intelligence, contact details, and disclaimer.

Can I white-label deal packs?#

Yes. On the Solo and Team plans, packs and share pages carry your logo, colours, fonts, and contact details, with no Dealist watermark. Solo includes 2 saved brand templates and Team includes 10, so agencies can switch branding per client. On the Free plan, packs are watermarked and use generic branding.

Can I choose which sections appear in a deal pack?#

Yes. Every pack is built from toggleable, reorderable sections: switch off what a deal does not need, reorder the rest, and pick layout and theme options so packs match your style. Your choices are saved per deal.

How long does it take to create a deal pack?#

Minutes. Once a property is analysed, one click generates the PDF pack from your saved branding and section layout. The slow part of packaging (laying out a document by hand in Canva or Word) disappears.

Can I email deal packs to investors from Dealist?#

Yes, on paid plans. Pick a property, add a personal message, and Dealist emails the PDF pack directly to your investor. No attachments to juggle.

What are Deal Cards?#

Deal Cards turn a deal into a branded social card in four platform-ready sizes: square and portrait for Instagram, landscape for LinkedIn, and story format for WhatsApp status. Each card links to a public deal page with your contact buttons, and every card reports its own views, taps, and deal-pack requests.

Can I control who sees a shared deal?#

Yes. Share links can be password-protected and given expiry dates on paid plans, and you can see how many times each link has been opened. Deals are private until you choose to share them.

How many brand templates do I get?#

Solo includes 2 brand templates and Team includes 10. A brand template stores a complete identity (company name, logo, colours, fonts, and contact details) and you can switch the template a pack uses, which suits sourcers packaging under more than one brand.

Sourcing & compliance#

Do deal sourcers need to be registered or compliant in the UK?#

Yes. Sourcing deals for other people is regulated activity in the UK. Most deal sourcers need to register with HMRC for anti-money-laundering supervision as an estate agency business, join a government-approved redress scheme (The Property Ombudsman or the Property Redress Scheme), register with the ICO and pay the data protection fee, and hold professional indemnity insurance. Requirements depend on how you operate, so confirm your obligations with a professional adviser.

Does Dealist handle compliance for me?#

No. Dealist is not a compliance service and does not register you with HMRC, a redress scheme, or the ICO. What it does do is include a legal disclaimer section in every deal pack and keep your figures consistent and transparent, but staying compliant as a sourcer remains your responsibility.

Can I cancel my subscription any time?#

Yes. Cancel from your billing settings and your plan remains active until the end of the period you have already paid for. Your properties and packs stay in your account on the Free plan afterwards.

Data & security#

Is my deal data private?#

Yes. Your pipeline is visible only to you: deals are private unless you explicitly share them. Data is encrypted in transit and at rest, and accounts are isolated per user.

Can investors see my other deals?#

No. A share link or Deal Card shows only the deal you shared, on a clean public page with your branding and contact details. The rest of your pipeline stays private.

Can I export or delete my data?#

Yes. Dealist provides self-serve data export and account deletion in settings, in line with UK GDPR. Deleted properties sit in a 30-day recovery bin (paid plans) before permanent removal.
