1. Agreement to Terms

By accessing or using Dealist ("Service"), provided by Lion Eye Digital Ltd ("Company", "we", "our", or "us"), you agree to be bound by these Terms of Service ("Terms"). If you disagree with any part of these terms, you may not access the Service.

The Service is a workspace for UK property sourcers, providing deal analysis, AI-powered area intelligence, branded investor-facing deal pack PDFs, and shareable view-tracked links. The Service is designed for use in the United Kingdom.

2. Use of Service

2.1 Eligibility

You must be at least 18 years old to use this Service. By using the Service, you represent and warrant that you meet this age requirement.

2.2 Account Registration

To use certain features of the Service, you must register for an account. You agree to:

• Provide accurate, current, and complete information
• Maintain and update your information to keep it accurate
• Maintain the security of your account credentials and accept all responsibility for activity under your account
• Notify us immediately of any unauthorized use of your account

2.3 Acceptable Use

3. Subscription and Payments

3.1 Subscription Plans

The Service offers both free and paid subscription tiers. Paid subscriptions may include:

• Increased property save limits
• Additional AI analysis queries
• Deal package generation features
• Team collaboration capabilities

3.2 Billing

Paid subscriptions are billed on a recurring basis (monthly or annually as selected). By subscribing, you authorize us to charge your payment method at the start of each billing period. All fees are exclusive of applicable taxes unless otherwise stated.

3.3 Cancellation

You may cancel your subscription at any time from your account settings. Cancellations take effect at the end of the current billing period. You will retain access to paid features until that time. No refunds will be provided for partial billing periods.

3.4 Refunds

We offer a 14-day money-back guarantee for first-time subscribers. To request a refund within this period, contact us at support@dealist.co.uk. Refunds outside this period are at our sole discretion.

3.5 Price Changes

We reserve the right to modify subscription prices. We will provide at least 30 days' notice of any price increases. Changes will take effect at the start of your next billing period after the notice period.

4. AI-Generated Content

4.1 AI Analysis

The Service uses artificial intelligence (including models from Anthropic Claude and OpenAI) to analyze property listings and provide investment insights. AI-generated content is provided for informational purposes only.

4.2 No Investment Advice

AI-generated insights, analysis, and recommendations do not constitute financial, legal, or investment advice. You should not rely solely on AI-generated content for investment decisions. Always conduct your own due diligence and consult with qualified professionals before making investment decisions.

4.3 Accuracy Disclaimer

While we strive for accuracy, AI-generated content may contain errors, inaccuracies, or outdated information. We make no warranties regarding the accuracy, completeness, or reliability of AI-generated content.

4.4 Attribution

AI-generated content is created using third-party AI models. We utilize Anthropic Claude and OpenAI services for analysis and content generation.

5. Intellectual Property

5.1 Service Ownership

The Service, including its original content, features, and functionality, is owned by Lion Eye Digital Ltd and is protected by international copyright, trademark, patent, trade secret, and other intellectual property laws.

5.2 Your Content

You retain ownership of any content you submit to the Service. By submitting content, you grant us a worldwide, non-exclusive, royalty-free license to use, reproduce, modify, and display your content solely for the purpose of operating and improving the Service.

5.3 Property and Investor Data

You are responsible for the accuracy of any property information, photographs, and investor contact details you enter into the Service, and for ensuring you have the right to use and share that information. We do not warrant the accuracy of any user-supplied data.

6. Limitation of Liability

To the maximum extent permitted by law, Lion Eye Digital Ltd shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, use, goodwill, or other intangible losses, resulting from:

• Your access to or use of (or inability to access) the Service
• Any conduct or content of third parties on the Service
• Any content obtained from the Service
• Unauthorized access, use, or alteration of your transmissions or content
• Investment decisions made based on information from the Service

Our total liability shall not exceed the amount you paid us in the twelve (12) months preceding the event giving rise to liability, or £100, whichever is greater.

7. Disclaimer of Warranties

The Service is provided on an "AS IS" and "AS AVAILABLE" basis. We make no warranties, expressed or implied, regarding:

• Merchantability, fitness for a particular purpose, or non-infringement
• Uninterrupted, timely, secure, or error-free operation
• Accuracy or reliability of results or information
• Quality of products, services, information, or other material obtained
• Errors or defects that will be corrected in any particular timeframe

8. Indemnification

You agree to indemnify, defend, and hold harmless Lion Eye Digital Ltd, its officers, directors, employees, agents, and affiliates from any claims, liabilities, damages, losses, costs, or expenses (including reasonable attorneys' fees) arising from:

• Your use of the Service
• Your violation of these Terms
• Your violation of any rights of another party
• Your violation of any applicable laws or regulations

9. Termination

We may terminate or suspend your account and access to the Service immediately, without prior notice or liability, for any reason, including breach of these Terms. Upon termination, your right to use the Service will immediately cease.

You may terminate your account at any time by contacting us or using account deletion features in your settings. All provisions of these Terms which by their nature should survive termination shall survive, including ownership provisions, warranty disclaimers, indemnity, and limitations of liability.

10. Changes to Terms

We reserve the right to modify these Terms at any time. We will provide notice of material changes by posting the updated terms on this page and updating the "Last updated" date. Your continued use of the Service after changes take effect constitutes acceptance of the revised Terms.

11. Governing Law

These Terms shall be governed by and construed in accordance with the laws of England and Wales, without regard to its conflict of law provisions. Any disputes arising from these Terms or your use of the Service shall be subject to the exclusive jurisdiction of the courts of England and Wales.
